Value realization is where the rubber hits the road: converting that finished property into the value that motivated the project in the first place.

Now, the value realization team operates on two different levels. There's the strategic level, which is where the marketing team comes in. They get involved early to provide input and data for the feasibility analysis. They help determine what the final product will be and estimate what it will be worth. At the end, it's down to the marketing team to put everything into action. They determine how to price it, how to talk about it, and how to spread the word.

On the operational side, there are sales, leasing, and property management teams. They're responsible for finding users for the space - whether it's for sale or lease. Sometimes developers have internal sales or leasing teams, or they might use a third-party company. But ultimately, realtors take the buildings and get them put into service. If a building is being held as a long-term rental, there's also an ongoing property management function - to maintain and repair the building and deal with the people who are using it. So, that's the rundown on value realization. It's the final step in the process, and it's where the magic happens.
